Once you've decided to sell your home, there are a number of things which you can do to help get the best possible market value in the shortest amount of time. Your real estate agent is an expert in marketing homes, however, selling is a joint effort upon which you play a major role in too. Remember, first impressions count.

TIPS ON PPEPARING YOUR HOME FOR SHOWING:

Keep the lawn trimmed and edged....... repair fences, gates (paint them if needed)....pick up any debris...replace cracked windows,screens...the entrance should be clean and in good repair. Do a full housecleaning from top to bottom....discard used or unnecessary items in storage areas or closets...remove clutter...shampoo rugs and carpets if necessary...repair loose doorknobs, sticking doors, etc......bedrooms should appear neat and bathrooms clean.

TIPS ON SHOWING YOUR HOME:

Leave drapes open for light and airiness....be sure kitchen sink is free of dishes....be courteous but don't force conversation with the potential buyer (they're there to inspect your home, not to pay a social call).....never apologize for the appearance of your home (it has been lived in)...let the real estate agent discuss price, terms, possession and other factors with the customer (your agent is better qualified to bring negotiations to a favorable conclusion.
